SBEM/EPC Calculations

For all our clients we offer a tailored package of building compliance support services specifically designed to meet the project at hand.

For developers who are involved in the new build, conversion or extension of commercial premises, including industrial and retail premises. The preparation of the required SBEM (Simplified Building Energy Model) Calculation and EPC (Energy Performance Certificate) are part of a two-stage process as required by Part L2 of the Building Regulations:

• Design stage – prior to commencement of the development project, an SBEM Calculation must be submitted to your local building control, alongside your application
• As-built stage – upon completion of the building phase, it is required that both an SBEM Calculation and an EPC are submitted prior to sign-off by building control

The SBEM Calculation is used to calculate the energy performance for commercial premises, including: offices; warehouses; retail outlets; hotels and pubs; care homes; community buildings.

The Energy Performance Certificate (EPC) provides an estimate of the likely energy consumption and ultimately the carbon dioxide (CO₂) emissions for the property, including consideration of:
• Heat loss through the building fabric
• Efficiency of heating and ventilation systems
• Types of lighting which is installed
• Planned activity for building use

The EPC shows an A to G energy performance rating for the building and is required for all buildings that are to be rented or sold.

At ATSPACE, our fully qualified assessors follow an established process for providing advice, guidance and support – from design stage through to submission of the final reports that must be uploaded to the Landmark database, once the as-built stage has been fully assessed.

SBEM - including a site survey

If you do not have any scaled drawings, one of our qualified assessors will be happy to visit on-site, take appropriate measurements and prepare your SBEM Calculations for submission to building control, in accordance with Part L2A and L2B of the Building Regulations.

SBEM desktop for new builds

In accordance with Part L2A of the Building Regulations, we will carry out a desk-based exercise, including: assessment of the building fabric, M&E (Mechanical & Electrical installations) and prepare your SBEM energy calculations for submission to building control for both the design and as-built stages of your project, plus delivery of your reports via email.

EPC - conversion/extension/new build

At the as-built stage, in accordance with Part L2A & L2B of the Building Regulations, we will prepare the appropriate EPC (Energy Performance Certificate) for your building and lodge the EPC directly with the Landmark database.

SBEM – conversion/extension

In accordance with Part L2B of the Building Regulations, carry out SBEM Calculations at both the design and as-built stages of your development project.

EPC - commercial survey

Attending the site and carrying out visual inspection of the building fabric and M&E installations. This work will include: on-site visit; measured survey of the building; preparation of EPC; lodging EPC on the Landmark database and issue of EPC to yourselves.
